Waukesha County's Early Settlements

Waukesha County was created on January 31, 1846, split off from Milwaukee County. Its name comes from a Potawatomi word generally translated as little foxes. Early settlement followed the rivers: Pewaukee and Mukwonago both got started in 1836, Oconomowoc and Summit in 1837, Lisbon in 1838, and New Berlin by the late 1830s, with most of these communities growing up around mill sites along the Fox, Oconomowoc, and Bark Rivers.

A County Built Around Its Lakes

At roughly 580 square miles, Waukesha County is the largest of the three counties we serve, and a lot of that land borders water. Oconomowoc Lake, Okauchee Lake, Lac La Belle, and North Lake are all communities named directly after the lake they sit on, which says something about how this part of the county grew.

That history shows up in the housing today. Older cores around the original mill settlements sit alongside newer subdivisions farther out, so roof age, material, and condition vary considerably depending on exactly where a property is, not just which town it is in.

Permits Vary Across Waukesha County Too

The City of Waukesha itself is a genuine outlier among the communities we work in. Unlike Milwaukee, Wauwatosa, and West Allis, the City of Waukesha generally requires a permit even for a routine, same-material re-roof, and a property inside one of its nine historic districts needs additional Landmarks Commission approval on top of that. Brookfield shares that same no-exemption rule, requiring a permit for every re-roof regardless of material. Menomonee Falls goes the other way, exempting a simple re-shingle from a permit the way Milwaukee and Wauwatosa do. See our roofing permit guide for the full comparison.

Other Waukesha County municipalities set their own permit requirements separately from the city, and we confirm the current rule for your specific address before scoping any project rather than assuming it matches a neighboring town.
